You'll give us all of your ideas and share any pictures of design styles you like. We will bounce ideas off of each other about the rough design of your custom home. We will set some ballpark prices so you can get a good idea of what it'll cost, and you'll apply for pre-approval from our lender (or a lender of your choosing).
We will help you discover a homesite that will work best for your home. Or, if you'd prefer, you can use a lot you already own, and we can tailor your custom home to its topography.
Before we go further with your custom home, we consult with several engineers to asses what is necessary for the foundation on the homesite you selected. Some lots require very expensive retaining walls, and we want you to know about those kinds of costs before you commit to the build.
After you have chosen a homesite, our architect will design your custom home based on the topography of your lot. This is the fun part, and it is not unusual to go through several revisions. We'll start with a rough shape, and from there we will completely customize your home to your exacting specifications.
We will help you select finishing options that don't break the bank. This is where Truly Custom Homes begin to shine. You will select your flooring, cabinets, appliances, paint, and everything else in between! For many choices, if you change your mind down the road, those changes are easily accommodated. A finalized budget is drafted to show all of your selections.
Once the final budget and design receive approval, we can begin building your custom home! We start with the groundwork and foundation, built according to our engineer's specifications.
The rough structure is complete when the roof is on. Next, our masons lay any exterior brick and stone, and your dream home begins to take shape. Plumbers install all of the in-wall plumbing, electricians run wire, technicians install HVAC, your home is insulated and drywall is up. You can now walk through your home and get a very good idea of how it will look when it is complete.
Remember all of the selections you made earlier? Now those come into play. Wood floors are hand-laid and hand-scraped, cabinetmakers hang your cabinets, painters begin to paint, and your custom home's interior bursts into life.
The final step in the building process is the landscaping. Your choice of grass, shrubs, and decorative elements are installed, and the sprinkler systems are tested and calibrated. If necessary, adjustments to the drainage system are made at this stage. The custom building process is nearly complete!
Before you are allowed to move in, there is a final inspection required by local ordinances. Generally, there are minor adjustments that must be made at this stage. This is to ensure your home is completely up to Building Standards and regulatory codes. Upon approval, you will walk through your home and conduct your last inspection; and we will provide you with our custom home warranty.
After a thorough cleaning, you may finally move into your new home! From when building began, it has taken roughly 9 months to reach this stage. Now, you can find joy in decorating with what you treasure most, and embrace the good times yet to come in your Dream Home!
